The third stage of your real estate success funnel (winning the listing) is the most important. Here’s why:

You’ve taken the time and effort to attract potential sellers into your funnel. That’s awesome! They may have come from anywhere but the important thing is they’re in your system.

So what’s your gross commission from winning the listing and making the sale?  $10,000? $15,000?

…and don’t forget you’ll probably win another listing and sale or three around this first listing because of the local credibility you’ll earn when you market and sell your listing.

We’re talking about a $30,000 plus opportunity… so isn’t it worth going to little extra trouble to boost your chances of signing up your new seller at your Listing Presentation?

Here’s a highly effective way to set up your listing presentation to maximize your chances of winning the listing ...and it happen by accident!

If they get to see your past client testimonials, it’s the social proof every agent is hoping to deliver.

…but the important thing is that they get to see them BEFORE your listing presentation.

Most agents make the HUGE mistake of leaving their past client testimonials with the seller after their presentation in the hope they will read them.

Well I’ve researched this every way you can think of and guess what…  they don’t.

So how can you boost your chances of making sure your potential seller gets a good look at the praise your formers sellers have heaped on you?

With a Pre-Listing Questionnaire.

Here’s how it works and how I accidentally discovered the 'tweak' that gave it teeth!

When you make that all-important Listing Presentation appointment, you send a confirming email straight away asking the seller to help you prepare for your appointment by answering a few important and relevant questions courtesy of your online Pre-Listing Questionnaire that looks like this.

 

On completion, the seller clicks SUBMIT which does 2 things.

  1. The information they submit is sent straight to your inbox to help you better prepare for your meeting …and

  2. (and this is my accidental discovery) I wanted to GIVE the seller something for going to the trouble of answering the questions. I thought to myself... "What could be better than a eBook they could quickly open and read right there?"

    But even better, why not make sure the first thing they see is a bunch of killer testimonials?

    So... when the seller clicks SUBMIT they are taken directly to a ‘Thank You’ page where the are greeted by 5 or 6 awesome testimonials from former sellers and also given the opportunity to check out the eBook version of your customized book which features YOU as the author (The Ultimate Home Sellers Guide)

Seriously… getting your client testimonials in front of your potential sellers BEFORE your Listing Appointment is one of the BEST ways to INCREASE your chances of winning the listing at presentation!

Imagine you are the seller.  Would you not be impressed and assured with the social proof of other sellers giving witness to your professional skill and client care?

Every seller wants three things:  

1. A top market result,
2. In a reasonable selling time and
3. An awesome real estate experience.

What better way to do this than helping your potential selling clients see just how efficient and effective you are at delivering on these 3 sellers wants?
